Kansas City Market Stats - August 2021

The market stats below offer a look at local key home trends in August 2021 compared to August 2020. The report is provided by the Kansas City Regional Association of REALTORS® and all data is from Heartland Multiple Listing Service.

For existing homes in the Kansas City Metro area:

  1. Inventory decreased 20.4% from 4,347 to 3,460 
  2. Supply decreased 28.6% from 1.4 to 1.0

For new homes in the Kansas City Metro area:

  1. Closed sales decreased 33.2% from 431 to 288
  2. Average sales price increased 4.7% from $448,220 to $469,065
  3. Median sales price increased 12.2% from $395,000 to $443,027
  4. Days on market decreased 60.0% from 145 to 58
  5. Percent of original price received increased 2.0% from 101.7% to 103.7%
  6. Pending sales decreased 63.9% from 538 to 194
  7. Inventory decreased 27.5% from 1,159 to 840
  8. Supply decreased 30.3% from 3.3 to 2.3
